A client contacted us looking to develop existing land into a children's residential care home facility.

They had limited cash to put into the deal but the land had planning gain within.

However, no contracts with the local authorities had been put into place yet, which made the the deal particularly challenging.

By using our wide panel of funders, we obtained a £4,000,000 facility with 55% LTV, 66% LTC with planning gain and 95% LTC without planning gain.
